Brickflow has facilitated a £755,000 bridging finance refinance on an 18-bedroom hotel in Somerset. HBI Capital funded the loan, completing the case less than a month after joining the platform’s lender panel.
Louis Wilson, commercial adviser at NM Finance, introduced the case. He sought bridging finance through Brickflow to repay existing debt on the hotel and, after reviewing the options presented, chose HBI Capital as the funding partner.
NM Finance compared lenders on the panel before making that choice. It judged HBI Capital the strongest fit for a hotel asset against a tight deadline, pointing to the lender’s case-by-case underwriting and its willingness to work from the valuation already in place.
No need to start due diligence from scratch
A specialist hotel valuation already existed from the previous facility. HBI Capital worked directly with NM Finance to review the due diligence gathered to that point rather than starting again, which kept the transaction moving from instruction through to completion. Glaisyers handled the legal work, and its quick turnaround helped keep completion on track.
The platform let NM Finance compare HBI Capital’s proposition against other panel lenders side by side, instead of approaching specialist hotel lenders one at a time. HBI Capital’s individually underwritten, privately funded model meant an asset outside standard criteria grids could still be considered.
Brokers can access its bridging, development and auction finance, from £100,000 to £2m, through the marketplace. Qualifying loans placed with the lender through Brickflow can also include a free in-house valuation and dual legal representation, which cuts the steps between instruction and completion.
HBI Capital joined the panel in July, offering brokers a direct route to case-by-case underwriting for property types that sit outside a standard criteria grid.
