Charles Street Finance has provided a £900,000 development finance loan to support the transformation of a 1970s bungalow in Northwich, Cheshire into a five-bedroom executive home with an estimated value of £2m.
The project was delivered by James Weston of Spencer Weston Investments, an established property developer with a track record of high-specification residential schemes.
Weston purchased the Linnard’s Lane property in Wincham, known as Oakes, for £550,000 in 2024, with Charles Street providing funding for the ten-month build phase at a total construction cost of £630,000.
The scope of works was considerable. A double-storey extension, alongside generous additions to the side and rear, vastly increased the footprint of the original bungalow. The finished home includes a large kitchen, living and dining room, a detached garage, and a gym and games room with floor-to-ceiling windows looking onto landscaped gardens complete with a pond.
The works were carried out under permitted development on the rural green belt site, allowing Weston to capitalise on the generous plot offered by the former bungalow’s garden. Local firms Davenport Architecture and Urban Imprint Planning Consultants supported delivery of the project.
The property will remain in Weston’s portfolio rather than being sold, reflecting his approach of identifying opportunities to add long-term capital value through considered redesign of existing homes and their plots.
“The Linnard’s Lane site offered an exceptional opportunity to add value and create a substantial executive home through upgrading an existing building with a sympathetic design to provide a superior living space,” said Weston.
“I wanted to work with a finance partner that could support my vision, deliver a lending decision at pace, along with assurance of funds to complete the development within planned timeframes. I’m pleased to have worked with Charles Street on the project.”
