CapitalRise has completed a £4.8m senior development loan to fund the refurbishment of a period residential property on Chepstow Crescent in Notting Hill, within the Royal Borough of Kensington and Chelsea.
The property is a mid-terrace family house originally built in the 1840s, arranged across five levels from lower ground to third floor. It currently includes a one-bedroom flat on the lower ground floor, which was refurbished more recently than the main house, along with a substantial first-floor terrace and a rear ground-floor patio.
Works will include a comprehensive refurbishment of the existing property and a single-storey rear extension, bringing the total floor area to approximately 2,400 sq ft on completion. The ground-floor layout will be reconfigured to create a formal reception room at the front of the house and a dining room to the rear. Upgrades will be carried out throughout the home, with the finished scheme retaining the building’s period character alongside modern design and energy-efficient features.
The W11 postcode recorded average property prices of £2.2m in 2025, a rise of around 30% over the past decade. The street itself sits close to Notting Hill’s retail, dining and cultural amenities.
The borrower has an extensive background in finance and investment. Construction will be delivered by a contractor with specialist experience in the renovation, refurbishment and extension of London residential properties, including a previous project on Chepstow Crescent itself.
“This transaction demonstrates CapitalRise’s continued ability to support high-quality refurbishment projects in some of the most prestigious residential locations,” said Lee Francis, head of origination at CapitalRise (pictured).
“Chepstow Crescent is one of Notting Hill’s most sought-after addresses, and the planned works will significantly enhance what is already an attractive period property.
“The borrower combines substantial financial expertise with a clear vision for the asset, supported by an experienced contractor with direct knowledge of the local market. We are delighted to provide the funding required to support the project, and look forward to seeing the completed refurbishment.”
