Secure Trust Bank (STB) Real Estate Finance has completed a £5m residential property refinance on Lakeshore, a 66-apartment eco-home scheme occupying the Grade II listed former home of Imperial Tobacco in South Bristol.
The loan, structured at 60% loan-to-value, covers a collection of leasehold apartments within the converted building and runs for five years. Edmond de Rothschild Real Estate Investment Management (REIM) introduced the transaction, the first between STB and developer Vandercliff SL.
Lakeshore sits above a manmade lake and offers apartments with high ceilings and generous balconies. The development is three miles from Bristol city centre and two miles from Temple Meads station, placing it within easy reach of the city’s main transport links.
Since its conversion in 2012, the scheme has collected a number of industry accolades recognising its architectural design and sustainability credentials. These include a RIBA Southwest Region Award and the Conversion, Restoration and Refurbishment category at the Sunday Times British Home Awards.
The deal reflects broader investment momentum in Bristol, where billions of pounds are being directed toward infrastructure, new housing, and employment generation. Several brownfield regeneration and community-led schemes are active across the city.
