A new real estate technology company is being developed for the U.S. market with a proposition that goes beyond the traditional role of a multiple listing service: building a connected digital operating layer that helps local real estate associations and their members distribute inventory, identify demand, manage relationships, and connect with other real estate professionals and counterparties nationwide.

BETTER MLS, a portfolio company of World Property Ventures, is being developed as a members-only, business-to-business platform for agents, brokers and real-estate associations across the U.S. Based in Miami, the company is targeting a 2027 launch and is positioning the platform as new AI market infrastructure for existing local MLS organizations.

The business model is built around five interconnected capabilities: a consumer-facing property portal, listing distribution, enterprise software, customer-relationship management and nationwide professional networking.

At the consumer level, BETTER MLS is developing a listings portal that will be populated exclusively with property inventory across multiple categories from local MLS members. The company also plans to give members broader distribution by syndicating listings to third-party websites, search engines and social-media channels.

That distribution strategy is intended to address one of the industry’s enduring challenges: exposure alone does not necessarily produce a transaction. The platform is being designed to help connect property inventory with relevant buyer and renter demand, creating a pathway from listing distribution to qualified opportunity.

One of BETTER MLS’s planned digital distribution channels is GLOBAL LISTINGS, an international property search platform currently hosting more than 3 million active listings spanning 112 countries, giving BETTER MLS a potential channel for reaching consumers across the world.

The second layer is customer relationship management. BETTER MLS plans to incorporate CRM functionality that can capture inquiries generated through listing distribution, organize contacts, qualify prospective buyers and sellers, and help members manage opportunities through the transaction pipeline.

The company is also building a professional network intended to connect real estate practitioners with vetted counterparties nationwide.

The fifth component is enterprise software for real-estate associations. BETTER MLS says it intends to develop could-based MLS software that local associations can use at a lower cost than current MLS technology providers, while retaining control of their own systems, data and member relationships.

That distinction is central to the company’s positioning.

“BETTER MLS says it is not intended to replace local MLSs. Instead, the company envisions its technology as an AI-enabled operating system that local real-estate associations will own and operate, with BETTER MLS supplying the underlying digital AI market infrastructure,” said World Property Ventures CEO Michael Gerrity.

The broader concept is that the listing should become the starting point of a connected workflow rather than the end product. Inventory can be distributed across multiple channels, matched with potential demand, and inquiries can flow into a CRM while professionals can be connected through the platform’s counterparty networking capabilities.

“At the end of the day, with the pace of AI evolution and disruption, this is about helping real estate professionals and associations nationwide take back control of their industry with their own AI-powered operating system,” concluded Gerrity.
