SHC Capital has arranged two financing facilities from GB Bank for the acquisition and refinancing of a combined £62m portfolio of residential, retail and office properties across multiple London locations, including the West End.
The deals were structured on behalf of two property investment groups and combine investment and stretched senior funding secured against tenanted multi-asset portfolios that are already generating rental income. Properties span the West End and a number of other London locations, comprising residential buildings, office space and high street retail units.
SHC Capital coordinated multiple lenders and stakeholders, including a major UK PLC, with GB Bank providing certainty of funding to ensure completion deadlines were met. The finance is expected to improve the income generation potential of both portfolios, support future building upgrades and contribute to the regeneration of surrounding areas.
“This deal required careful structuring to deliver a blend of investment and stretched senior funding to a tight deadline,” said Tony Tadros, director at SHC Capital.
“It is secured against two large and diverse portfolios of tenanted residential properties, office buildings and high street retail units right across London.
“Carrying it right through to completion was a collective effort, in which the dedication, agility and professionalism of the team at GB Bank played a vital role. In particular, the legal work of Fraz Hussain of BlackStone Solicitors and Simon Noonoo of Seddons was exemplary.
“It’s exciting to think that our hard work will power the regeneration of two sizable property portfolios and their surrounding areas, improving life for residents and users for years to come.
“GB Bank have become a key partner for SHC Capital. They are on an exciting journey, and we are proud to be working alongside them and achieving great things together.”
Pankaj Thukral, chief lending officer and deputy CEO at GB Bank (pictured), said, “These transactions required us to move quickly and adroitly across multiple workstreams, while coordinating closely with the wider professional team. GB Bank has ambitious plans for 2026 and 2027, and the successful deployment of two more major facilities puts us well on track to exceed our business goals.
“GB Bank continues to strengthen its position in the real estate finance space, and our partnership with SHC Capital is integral to our growth. Together we are working on an ongoing pipeline in excess of £100m, and these latest transactions completed with SHC Capital bring GB Bank closer to the significant milestone of £1 billion in lending.
“The team at GB Bank delivered with speed, precision and flexibility, working in partnership with SHC Capital and several other expert teams. These were milestone transactions for all concerned, and it was a pleasure working with everyone involved in bringing them together.”
Hardik Gogia, relationship manager at GB Bank, noted, “The bespoke way these facilities were structured made them a win-win for all parties involved. With the finance going to two of the UK’s leading property investment groups, GB Bank once again demonstrated its ability to transact and deliver under pressure.
“Working alongside SHC Capital, we were able to respond quickly as and when matters arose, successfully maintaining progress right through to successful completion and transfer of the funds.”
