Competitive bidding is expective for auction organisers call “a cute cottage” in rural Derbyshire that features in Bond Wolfe’s next event later this week.

The two-bedroomed, mid-terraced cottage in the historic village of Doveridge, will have a guide price of £48,000+ in the livestreamed auction on Thursday May 15.

Gurpreet Bassi, chief executive of Bond Wolfe, says: “This cottage has character to spare, with original features including exposed beams, but the need for refurbishment throughout means it has a very attractive guide price.

“We expect strong interest from both house-hunters and investors seeking to expand their buy-to-let portfolios, and bidding is likely to prove highly competitive on auction day.”

Another property needing of improvement work throughout is a three-bedroomed, mid-terraced house at Matlock Bath, in the Derbyshire Dales.

With a guide price of £130,000 this three-storey property has a reception room and kitchen with store on the ground floor, a bedroom, boiler store and bathroom on the first floor, and two further bedrooms on the second floor.

Of particular interest to property investors are lots such as the three-bedroomed flat  three miles north of Leicester city centre, which has a £55,000 guide price.

This purpose-built flat is described as a long leasehold residential investment property which currently generates rental income of £7,500 per annum.

The property is on the second floor and has a hall, reception and dining room, kitchen, bathroom and three bedrooms, with gas central heating fitted and communal parking to the rear.

The leasehold is offered for sale, subject to the existing assured shorthold tenancy, and the lease runs for 189 years from June 1977 with a peppercorn ground rent and a service charge of £1,725 per annum.

Bassi comments: “These lots are an indication of the breadth and value of properties from across the East Midlands featured in our livestreamed auctions.”

The properties will be among 172 lots appearing in Bond Wolfe’s next auction from 8.30am on Thursday: it will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet.
