Inspired Lending has completed its first loan in Scotland, providing a £360,000 facility arranged by a broker to help an experienced property investor raise capital against a portfolio of residential and commercial properties.
The borrower, who holds a lowly geared portfolio across Scotland, needed to release equity to fund the purchase of a site in Dumfries that has outline planning permission for a new mixed-use scheme. Having secured the land at auction, they required a short-term solution to complete the transaction.
Security for the loan was provided via first and second charges on two residential investment properties – one in Glasgow and one in Dumfries – including a third-party legal charge. The loan will be repaid from the sale of another commercial asset in the borrower’s portfolio, which is currently on the market.
Inspired Lending specialises in short-term funding for residential and mixed-use property projects, including refurbishment, conversion, development exit, and capital raising.
