The funding supports the ground-up delivery of a 203-bed PBSA development aimed at meeting sustained demand in one of the city’s main student districts. Atelier announced completion of the loan on 16 January 2026, marking its first transaction with Study Inn Group.
The scheme targets Edgbaston, an area shaped by its proximity to multiple higher education campuses and a large student population. Study Inn Group develops and operates serviced student accommodation and will deliver the project through its in-house development arm, with completion planned for the academic year starting in September 2027. The Birmingham scheme represents the group’s eighteenth development to date.
Recent data points to a shortfall of PBSA units across Edgbaston and neighbouring Selly Oak. With Birmingham home to five universities, demand has remained strong, particularly for well-located, professionally managed accommodation. The new development sits within the Calthorpe Estate and is positioned to help narrow the supply gap.
Key details of the scheme include:
A £21.7m development loan provided by Atelier.
A 203-bed purpose-built student accommodation block.
Completion targeted for the September 2027 academic intake.

Study Inn Group said the transaction allowed it to secure the site and move into development within its planned timeframe. The company continues to expand its national portfolio as competition for student housing intensifies in university cities.
