TAB has completed a £5.85 million bridging loan, providing a borrower with a 24-month facility designed to support speed of execution and operational flexibility.
The transaction did not include a planning element and moved from agreement to funding within a short timeframe. The structure focused on delivering certainty for the borrower while maintaining a straightforward approval and underwriting process.
Craig Booth, director at Abbey Capital, commented on the experience of working with the lender. “There are not many lenders I can say are really good to deal with,” he said. “But you are.”
TAB positioned the deal around consistency and direct engagement rather than layered processes. The lender said each case is handled by a dedicated underwriting team, allowing decisions to remain with individuals who stay involved from start to finish.

The lender emphasised that its operating model avoids call centres and automated handovers, with borrowers instead having direct access to decision-makers throughout the life of a deal. Internal teams coordinated underwriting, legal work and funding to maintain continuity and avoid delays.
Booth later reflected on the completion of the loan and the working relationship with the TAB team. “I’ve just got back to read the news we have completed,” he added. “Thank you to you all for your input and efforts. I messaged Michael earlier, hopefully this is the first of many we do together.”
The transaction was led by Michael Grant, head of sales (pictured), alongside Chioma Amakulo, underwriting manager. Legal support was provided by Gunnercooke, with TAB’s internal teams managing execution and completion.
TAB said the deal demonstrates its focus on commercially pragmatic underwriting and close collaboration with borrowers and advisers. The lender continues to prioritise direct communication and consistent processes across its specialist finance portfolio.
