Hampshire Trust Bank (HTB) has completed an £18.2m refinance facility for an existing client, supporting a newly refurbished Grade II listed office property on Bedford Row in central London and providing funding to stabilise the asset.

The scheme delivers more than 27,000 sq ft of Grade A offices across three interlinked Georgian townhouses. The design blends heritage façades with modern, sustainable features. The property has achieved a BREEAM Excellent rating, an EPC A rating, and Silver ratings from both WiredScore and Smartscore. These credentials are expected to attract professional, legal and creative occupiers, with early interest already coming from firms in the legal, financial and design sectors.

The facility refinances the original development loan and allows the borrower time to secure lettings ahead of a future sale or refinance. This marks the second deal between HTB and the client, following a £13.3m facility earlier this year to refinance a retirement living scheme in the south of England.

The transaction was introduced by Adam Brews of Vandermolen Real Estate and led by Tim Mycock, lending director at HTB, with support from Beth Rungay, relationship manager, and HTB’s development finance team.

The transaction reflects a wider trend in the London office market, where investors increasingly rely on structured post-completion funding to bridge the gap between redevelopment and long-term income stabilisation.
