MS Lending Group has completed a £5.2 million bridging loan for a corporate borrower to support the acquisition of a portfolio of multi-unit residential properties across several UK locations.
The 12-month term facility is secured against five multi-unit freehold blocks of flats in Derby, Manchester and Huddersfield. The transaction was agreed at 59% loan-to-value based on market value, with the total asset value reaching £8.65 million.
Speed of execution defined the deal. After receiving the initial enquiry on a Monday, MS Lending Group agreed day-one terms and instructed both valuations and legal work by Wednesday. Title reports arrived on Friday, allowing the transaction to complete the following Monday.
Desktop valuations played a central role in accelerating the process. This approach enabled the borrower to meet tight acquisition deadlines while maintaining due diligence standards and a structured approval framework.

The borrower required certainty of funding within a narrow window to secure the portfolio acquisition. MS Lending Group coordinated underwriting, valuation and legal work in parallel, which reduced delays and kept the timetable on track.
The lender said the transaction highlights the role of streamlined processes and flexible structuring when handling complex, multi-asset residential purchases under compressed timeframes.
