Real estate finance specialist SHC Capital has arranged funding for the acquisition of a £105m residential scheme at Edmonstone Estate in Edinburgh. The financing was secured from a private debt fund in a structured deal brokered by the London-based company.
The development, which already has planning approval, will deliver 725 mixed-tenure homes. Of these, 370 will be single-family build-to-rent (BTR) units, including 129 affordable homes, representing 35% of the total BTR provision.
Real estate investment firm Hunter REIM will lead the project. The completed neighbourhood will include its own heat network, with an on-site energy centre providing low-carbon heating and hot water to all homes.
“It was a pleasure to work with Hunter REIM, who demonstrated exceptional sophistication in navigating this complex transaction,” said Tony Tadros, director at SHC Capital. “We look forward to partnering further with them on their strategic expansion and the delivery of hundreds of much-needed, sustainable homes in Edinburgh.”
Andrew Moffat, managing director at Hunter REIM, highlighted the role SHC Capital played in finalising the deal. “SHC Capital’s expertise in understanding the complexities of our site acquisition was invaluable,” he explained. “They helped us execute the transaction swiftly with the support of a private debt fund, enabling us to take a major step forward in our growth and strategic objectives.”
