Hampshire Trust Bank (HTB) has completed three specialist refinance deals worth about £2.5m for one investor group, covering buy-to-let and semi-commercial property in Yorkshire and Greater Manchester.

HTB completed the facilities in quick succession for three borrowing SPVs controlled by the same investor group, which established new borrower relationships for the bank across properties in Leeds, Hyde and Sheffield.

The assets covered a mix of buy-to-let and semi-commercial property: a three-flat freehold in Leeds, a mixed-use building in Hyde with a retail unit and 12 apartments, and a Sheffield property with eight apartments above a commercial unit.

In total, HTB refinanced 23 residential units and two commercial units onto term facilities at current market value. It also released additional capital against the Leeds property to support further acquisitions.

Each case came with its own requirements, including mixed freehold and leasehold tenure, part-sold blocks, multiple borrowing entities and semi-commercial income with a strong residential weighting. HTB assessed each asset on its own characteristics while taking the wider borrower structure and the group’s investment experience into account.

The deals also ran to deadlines set with the outgoing lenders. All three completed ahead of redemption penalty dates, which spared the borrowers additional costs. On one facility, HTB released funds on the same day it received the final certificate of title.

Roscap, a Manchester-based real estate debt advisory firm led by co-chief executives Suleman Rafiq and Clemente Apollonj-Ghetti, introduced the deals. It submitted the cases fully packaged, with supporting information provided from the outset, which helped maintain momentum through underwriting and completion.

Wes Baker, regional account director at HTB, worked closely with Roscap throughout, supported by the bank’s underwriting and completions teams, which worked across the three facilities to keep each case moving.

“HTB consistently shows up as a genuine lending partner,” said Rafiq. “Wes and the wider team understand complex property and engage constructively on how cases can be structured, while their completions team is highly responsive when deadlines matter.

“These three transactions are a strong example of what that partnership can deliver for clients.”

“Good specialist lending starts with understanding the asset, the structure and the customer properly,” noted Baker, regional account director, Specialist Mortgages & Bridging Finance at HTB (pictured).

“Across these three cases, we had a range of property types, tenure positions and borrowing structures. That meant looking at each asset on its own merits rather than trying to apply the same approach across the board.

“The deadlines mattered too. Our underwriting and completions teams stayed close to each case and, once the necessary requirements were satisfied, made sure we kept momentum through to completion.

“That is what brokers should expect from a specialist lender. Understand the case, be clear about what is needed and then deliver.”
