Roma Finance has completed a £1.1m commercial bridge in seven days for Hatters Square Limited, a property holding company that owns a food and drinks hall on Market Street in Denton.
The facility was structured at 55% loan-to-value (LTV) against the property’s £2m market value, over a six-month term. It was delivered through Roma’s FLOW commercial bridging proposition, with the lender’s commercial mortgage team also involved in assessing the potential longer-term exit.
Hatters Square Limited is co-owned by Michael Street, an experienced property professional and broker, and Josh Berry, a property developer who has completed more than £4m worth of developments over the past decade. The pair acquired the Denton premises in 2024. It is currently occupied by tenants operating it as a food and drinks hall.
The new funding enabled Hatters Square Limited to repay its existing lender while giving the company time to establish a stronger trading record and complete the valuation required for its longer-term funding plans.
Subject to the property meeting the relevant criteria, the borrower could transition to longer-term finance with Roma, giving it a clear funding pathway through the same lender as its requirements develop.

The completion follows the launch of Roma’s commercial mortgage product, which extends the lender’s offering beyond bridging and development finance into longer-term commercial property lending.
The product offers funding of up to £2m at up to 70% LTV, with fixed-rate and longer-term options available. Roma says the structure gives borrowers the potential to remain with the same lender across different stages of a project, and gives brokers a single point of contact as client requirements change.
