The Senate’s passage of the sweeping “One Big Beautiful Bill Act” drew swift praise from major American real estate and construction trade groups, who say the legislation could provide a critical boost to housing supply and affordability across the United States.

Buddy Hughes, chairman of the National Association of Home Builders (NAHB), called the measure a potential catalyst for growth in the housing sector.

“This legislation will help spur economic growth and allow our members to invest more resources in multifamily rental construction, land development for single-family homes, and business expansion,” said Hughes, a homebuilder and developer based in Lexington, North Carolina. “A better business climate will allow builders to increase the nation’s housing supply–an essential step toward easing America’s housing affordability crisis. We urge the House to act swiftly.”

The National Association of Realtors (NAR) also hailed the bill’s passage, having secured five of its top legislative priorities in the final package. The group said the bill includes multiple provisions that support homeownership and stabilize the broader real estate economy.

“We’ve worked for months to educate Congress with original research, analysis, and polling to demonstrate the value and popularity of the real estate measures in this bill,” said Shannon McGahn, NAR’s executive vice president and chief advocacy officer. “Lawmakers listened. Many thanked us directly for our public support and the data we provided.”

NAR remained deeply involved in negotiations leading up to the vote, even attending White House meetings in the final days. “We were invited to the White House just before the vote to continue advocating on behalf of our members and the consumers they serve,” McGahn added. “Both Congress and the administration recognize the influence of our members, who live and work in every ZIP code in America and bring a ground-level understanding of economic conditions.”

The bill now heads to the House, where industry groups are pressing for swift approval.
