Real estate finance specialist SHC Capital has arranged an investment term loan from Cynergy Bank for a property investment group, secured against a multi-asset high street retail portfolio in South London valued at £32m.

Cynergy Bank is providing the investment term loan, which includes an element of stabilisation. The group plans to refurbish retail units in the portfolio, which are fully tenanted and generating income, and to regenerate the surrounding area.

“The structuring requirements for this investment term loan were complex and the completion timetable was demanding, but in partnership with Cynergy Bank we did it,” said Tony Tadros, director at SHC Capital.

“For me, the real success isn’t just the deal we structured. It’s what the funding will unlock – further investment into a number of high street retail properties and a boost for the regeneration and improvement of the surrounding area.

“Delivering this finance was a team effort, and I would like to thank the team at Cynergy Bank for their dedication, commercial approach, responsiveness and ability to find creative solutions when they were needed.

“I’d also like to recognise the legal professionals involved, including Kirpal Kaur of Mishcon de Reya, together with everyone else who worked tirelessly to bring the transaction to completion.”

“This was a complex transaction that required a commercial and solutions-focused approach,” added Ravi Sidhoo, managing director at Cynergy Bank.

“Led by Bryan Hawkins, our team worked closely with SHC Capital and the wider professional team to navigate the structuring requirements and complete the transaction within a demanding timetable.

“The transaction demonstrates the value of working collaboratively to understand a borrower’s requirements and develop an appropriate financing solution. We remain keen to support experienced borrowers on well-structured real estate transactions.”

“Cynergy Bank’s experienced in-house team worked closely with SHC Capital to deliver the transaction against an exceptionally tight timetable,” said Bryan Hawkins, relationship director at Cynergy Bank.

“It was a genuine collective effort, and the constructive approach adopted by the borrower, SHC Capital and the wider professional team enabled us to resolve complex issues quickly, maintain momentum and complete successfully.

“We greatly appreciate the confidence placed in Cynergy Bank and look forward to building a strong and lasting relationship from here.”
